Prequalification Letters
Prequalification letters are provided quickly and at no cost, and are based on information the borrower. This helps us determine what loan amount the borrower qualifys for in the current market. We feel very strongly that borrowers should also be counseled at this time as the difference between the approval amount and what they can comfortably afford. This letter is an agreement to lend to you a specific amount subject to condition of the actual bank making the loan.

15 year and 30 Year Fixed Loans
These types of loans provide the borrower with fixed rate loan stability. This is a perfect mortgage loan for the borrower that will keep the loan for a long period of time. There is a fixed payment for the life of the loan. This loan is protected from new rate increases.

Adjustable Rate Loans or ARMS and Pick -A -Payment Loans
These loans have a fixed rate in the beginning of the loan and usually have lower interest rates. Later they begin to slowly adjust according to the market. The benefit of this type of loan is that the payment initially is lower than a fixed rate loan and can make it possible to afford to get in to a property when otherwise the payment would be unaffordable.

PAY Option ARM is a loan that allows a borrow with a qualifying credit history to finance a home and choose monthly to pay one of the following payments according to their budget.

a. Minimum Payment, a payment that does not pay the interest or the principle.
b. Interest Only, a payment that pays the interest due but does not pay principle.
c. 30 Year fully amortized payment, a payment that pays interest and principle and is figured on a full 30 year amortization of the loan amount.
d. 15 year fully amortized is another option that pays both principle and interest but is amortized over a shorter 15 year period.

100% Financing or NO MONEY Down Loans
These loans are excellent for the homebuyer that wants to reserve their cash for other uses and can afford a little bit higher monthly payment. The banks make these loans to everyone with qualifying credit but the better the borrowers credit history the lower the costs are with this loan. In some areas and in some markets investors have even been able to utilize 100% financing.

100% financing is achieved today by utilizing an 80/20 Loan. The perfect loan for the borrower who wants a NO money down option! The property is financed with a loan for 80% of the value and a second loan for 20% of the loan, typically at a higher interest rate due to the risk to the bank.
